I used this book for Property I. I agree with the other reviewers who said you don't have to open the textbook if you have this bad-boy (except maybe to maybe the textbook's table of contents), although you may want to get the case brief book from Aspen Publishers to backhand-slap recitation out of the way. CON: Not too many practice problems. You may want to invest in practice exam/questions book, ESPECIALLY for the chapters on 'Freehold Estates' and 'Future Interests', which seriously apply to one another. (Advice: I was assigned the Dukiminier Text Book for PropertyI simply bought this book (keyed), an older edition of Dukeminier's official textbook, Aspen's (keyed) case-brief book, practice questions book, all totaling less then $80).
