#How Evictions Work: What Renters Need to Know
Landlords can't just lock you out, even if you are behind on rent. They must get a court judgment first.
Your landlord can't evict you without terminating the tenancy first. This usually means giving you adequate written notice, in a specified way and form. If you don't move after proper notice (or reform your ways -- for example, by paying the rent or finding a new home for the dog), the landlord can file a lawsuit to evict you. (This type of lawsuit is sometimes called an unlawful detainer, or UD lawsuit.) In order to win, the landlord must prove that you did something wrong that justifies ending the tenancy.
State laws have very detailed requirements for landlords who want to end a tenancy. Each state has its own procedures as to how termination notices and eviction papers must be written and delivered to you ("served"). Landlords must follow state rules and procedures exactly.
Notice of Termination for Ca

# Top 7 Dangerous Dog Breeds
Dogs and insurance have been at odds for years and, because of some extremely bad claims situations. some carriers maintain lists of restricted breeds breeds the carriers would not place homeowners' coverage on due to perceived aggressive tendencies.
Because any dog can bite and cause injury, though, most state legislation focuses on a definition of what makes a dog dangerous and statutory provisions for how that dog is to be maintained. By defining certain actions as dangerous or vicious, states have made it possible for any dog to be listed as dangerous purely because of its behavior, and not because of its breed. This allows a sweet Doberman some leeway and puts the blame where it belongs: on the specific actions of

What is Environmental Law?
Environmental Law is a complex combination of state, federal, and international treaty law pertaining to issues of concern to the environment and protecting natural resources. For example, environmental laws often relate to issues such as pollution of soil, air, or water; global warming; and depletion of oil, coal, and clean water.
Administration of Environmental Regulations
In the United States, the chief government agency for administering environmental regulations is the Environmental Protection Agency. Additionally, many states have their own environmental enforcement agencies. In both cases, these bodies administer the laws designed to protect both human health and the natural environment. They usually have the capacity to pass regulations on environmental issues and to enforce those regulations through the imposition of fines, legal action, or even the institution of criminal proceedings.

#How Lawsuits Work
Introduction to How Lawsuits Work
You step in a puddle of spilled cooking oil in a grocery store and break three bones in your hand. You're a concert pianist. How can you recover your lost income?
Your landlord claims you broke several things in your apartment that you didn't pay for. You know they were broken when you moved in. The forms you signed when you moved in don't specifically mention those items. How do you keep from having to replace something you aren't responsible for?
Lawsuits are filed every day. In fact, according to an article on the Citizens for a Sound Economy Web site, there are more than 15 million civil cases processed annually in state courts alone, at a cost of over $1.8 billion. Although the number of product liability cases in 2000 was less than half of the number in 1997, the courts are still clogged with civil lawsuits. Most courts are trying to encourage people to settle their disputes out of court, and some

Since 28 February 1997, all new tenancies for less than Ј25,000 per annum are "assured shorthold tenancies," unless the contract specifies that the dwelling is being let on an "assured" tenancy. (Tenancies above Ј25,000 per annum can be entirely freely contracted).
The assured shorthold tenancy gives the tenant security for an initial six months, even where the contract is for six months or less, unless the tenant has breached one of the standard grounds for possession. After that, the landlord need only give two months "notice requiring possession" to remove the tenant. No reason need be given for requiring possession.
Where the tenant refuses to surrender, the landlord cannot just walk in, he must apply to the court for a possession order, but this is easy and relatively quick. The court has no discretion to refuse.
If the contract is for a longer fixed term the landlord cannot apply for possession before the end of that term. Again, two monthsґ notice must

# How to Get a Car Loan After Bankruptcy
Buying a car can feel stressful enough, but when you have been through bankruptcy it may feel downright terrifying. No matter what the circumstances that led to your filing — large medical bills or a job loss, for example — you probably feel embarrassed and afraid that no one’s going to want to give you the time of day, much less a decent loan.
“The most important thing to know is that you do have options,” says Phil Reed, senior consumer advice editor for the car buying platform Edmunds.com. He says lenders are interested in working with borrowers who are recovering from financial problems, and in fact some dealerships are eager to sell them a car. “You shouldn’t assume that no one will talk with you and that you have to take whatever someone will give you,” he says.

#How Georgetown Law gets Uncle Sam to pay its students - bills - The Washington Post
By Dylan Matthews August 9, 2013 Follow @dylanmatt
The Georgetown University Law Center campus. (Georgetown)
Did you know that you can go to Georgetown Law absolutely free of charge? No, really. If you get in and commit to working for the government or for nonprofits, making $75,000 a year or less, for 10 years, you can get your JD absolutely free of charge. It's called the Loan Repayment Assistance Program (LRAP), and it's a very good deal for students.
It's a very good deal for Georgetown, too — but not in the way the government intended. Georgetown has found a very clever way to exploit recent reforms to federal student loan programs so as to greatly reduce the price of law school for students without costing the school anything either.
Georgetown Law students who use LRAP use loans from Grad PLUS — the federal government's student loan program for grad

Admiralty law or maritime law is the distinct body of law (both substantive and procedural) governing navigation and shipping. Topics associated with this field in legal reference works may include: shipping; navigation; waters; commerce; seamen; towage; wharves, piers, and docks; insurance; maritime liens; canals; and recreation. Piracy (ship hijacking) is also an aspect of admiralty.
The courts and Congress seek to create a uniform body of admiralty law both nationally and internationally in order to facilitate commerce. The federal courts derive their exclusive jurisdiction over this field from the Judiciary Act of 1789 and from Article III, § 2 of the U.S. Constitution. Congress regulates admiralty partially through the Commerce Clause. American admiralty law formerly applied only to American tidal waters. It now extends to any waters navigable within the United States for interstate or foreign commerce. In such waters admiralty jurisdiction includes maritime matters not

In addition to the individual contractual relationships growing out of the traditional employment situation, labour law deals with the statutory requirements and collective relationships that are increasingly important in mass-production societies, the legal relationships between organized economic interests and the state, and the various rights and obligations related to some types of social services.

Administrative law is the branch of law that oversees the bodies of government that are responsible for administration. Agencies that function in an administrative capacity generally work as a branch of public law and deal with decision-making arms of the government. Boards, agencies and commissions are bodies that function as part of the administrative law system. As legislative bodies the world over have created additional government agencies to regulate social, political and economic cultures since the early 1900s, this type of law has expanded internationally.
Regulatory administrative laws apply to public officials and public agencies. #How legal tide turned on same-sex marriage in the US - BBC News
Same sex marriage is now legal in the entire US after a Supreme Court ruling striking down state marriage bans.
The ruling means all US states must grant marriage licences to gay and lesbian couples and recognise marriages that have taken place in other states.
So how did we get to this point?
One of the first couples to wed in Massachusetts
In 1996, the US Congress passed and President Bill Clinton signed the Defense of Marriage Act, a law that prohibited federal recognition of same-sex marriages.
In 2003, Massachusetts judges ruled the state constitution allowed gay marriage, and marriage licences followed shortly after that. In the following years, a handful of states passed gay marriage bans while others began working towards allowing same-sex unions - either by court order or legislation.

# Why it's miles cheaper to avoid the banks when buying a car
WITH car sales falling off a cliff, there's never been a better time to buy a car. The number of new cars sold in Ireland last year was a third the number sold in 2000, when the Celtic Tiger was alive and well. The industry is on its knees as a result – so you've a better chance of getting a bargain.
"It's definitely a buyer's market," said Conor Faughnan, director of policy with AA Ireland. "You can push the car dealer on price, particularly if you've got the cash to do a deal."
Cash of course is the cheapest way to buy a car – but not many of us have the luxury of having the cash to buy a car outright. Chances are, you'll have to borrow to buy your dream set of wheels. Choose the wrong car finance however and you could pay as much as €6,000 more for your car than you would have, had you borrowed the money elsewhere.
You usually have two choices of car finance – a hire pu

In the past, you were pretty much stuck accepting whatever type of insurance your agent could find for you. Soon after, people started feeling as though they were insurance experts and handled their polices online themselves. This wasn't a bad thing—in many cases. However, there are downfalls to working directly with the insurance companies.
In many cases, insurance customers do not understand what type of coverage they need. They take the lowest possible rate, without looking into the repercussions that could be

#How I got a free MBA in USA and saved 70 lakh rupees

One was worth $40,000 and another that was over $100,000 (70 lakh rupees) in the form of MBA scholarships to come an attend a leading MBA program, virtually gifting him a free MBA in USA.
A top ranked MBA in USA typically gets applicants who have 4-5 years pre-MBA work experience. Statistically, the odds start going down rapidly after a certain age + experience threshold.
So it was natural for Abinesh to target 1 year MBA courses in India like IIMA PGPX and IIMB EPGP, where his profile would have a better match.

Sure, you could apply to law school, but there are other opportunities to work in the legal system that can be equally rewarding.
