#Residential Landlord and Tenant Laws

Scope

There are many issues that may lead a landlord or tenant to seek legal information. This guide provides references to some of the statutes and resources that address most common landlord and tenant matters. If you need additional research assistance, reference librarians at the ASU Ross-Blakley Law Library can assist you in identifying information sources to use in finding an answer; we cannot, however, offer legal advice or interpretation of legal information.

If you have a legal matter, speaking to an attorney is advised. A list of local agencies offering legal assistance or providing referrals to attorneys can be found below, often at no or reduced cost to those who qualify.

The Residential Landlord Tenant Act

The Residential Landlord Tenant Act can be found in the Arizona Revised Statutes (A.R.S. 33-301 to 33-1381). This act describes many of the rights and responsibilities of both the landlord and ... Read more »

#Russia beefs up anti-piracy laws - BBC News

The law has been updated to cover piracy of books, music and software

Russia is beefing up the law it uses to tackle online piracy.

The law was introduced in mid-2013 and gave the authorities the power to tell internet companies to cut off access to sites found to be pirating media.

As first enacted, the law only applied to sites that shared pirated movies and TV shows.

The updated law has been expanded to cover sites that share links to pirated music, books and software. It does not cover images.

'Common goal'

The updated law comes into force on 1 May.

It gives those accused of harbouring pirated media just 72 hours to respond to a complaint before a permanent ban is put in place.

No court order is required to shut down sites.

Instead, officials will respond to complaints from rights-holders.

Those accused of pirating content will then be able to argue th ... Read more »

#Requirements for admission in law

Education requirements

Candidates must have a minimum of two years (60 credits) of university studies, or a diploma of collegial studies (DCS) from a Quebec College of General and Professional Education (CEGEP), at the time of registration. Students with a French Baccalaureate from Quebec (Collèges international Marie de France or Stanislas) are also eligible to apply.

While candidates who have completed 60 credits of university study are eligible to apply to the Faculty of Law, due to the high competition for admission, almost all students admitted in the “university” category have completed an undergraduate degree.

Applicants are not eligible to apply directly from a French Baccalaureate program completed outside of Quebec or from high school.  Applicants must meet the eligibility requirement mentioned above.

Note: Candidates admitted directly from CEGEP or a Quebec French Baccalaureate, who are ... Read more »

#answer the question

#How to answer the question: Am I dying?

Matthew O’Reilly is an emergency medical technician in New York. He knows what it s like to be asked by a patient, “Am I dying?” and what to do when the answer is, Yes.

A cruel consequence of being alive and aware is the ability to understand that someday it all must end. While death may be inevitable, it isn’t something most of us like to think about, except as a far-off event, peacefully drifting away in bed surrounded by loved ones.

But that isn’t the end that everyone gets. And at the front line of every sudden fatal illness or deadly accident, often, is a medical professional   the doctor by the beeping hospital bed, the first responder at the scene of a crash. These women and men are faced with the difficult job of telling a patient that they will soon die. Not might. But will. How do they know when to disclose such a thing? How do they know how to act?

#Reviews of the law school books worth buying (and not).

Interesting question. You could spend a ton of money on law school books (aside from the casebooks which you have no choice in buying).

There are in my mind only three real categories of law school books:

I discuss these types of books and whether some are worth buying, and if so, which ones in particular.

Get Top Grades in Law School

fuller review to come.

One further comment. The interesting paradox about "my guide to success"-type law school books is this that they are rarely written by people who were at the absolute top at the top-ranked law schools .

Sometimes they are even written by people who did fine but not well enough to be in a position to teach others their so-called methods.

I have not seen a single book called "I graduated #1 from Harvard Law School and You Didn't" book. Most writers (including me) did very well, but not "future Suprem ... Read more »

The legal service industry, just like many service industries, places the end-user at an inherent disadvantage when dealing with service providers. That is because clients aren’t normally informed about the law and must rely entirely on trusting their legal advisors. As a result, legal cases can be dragged out by lawyers at significant costs to the client, which may lead to serious consequences.

As one would hire a project manager to ensure that a house is built within a specified time and to an agreed budget, so too our legal case management service provides you with an assurance that the lawyer who we select to provide you with advice and representation, has not only the best success record in your type of legal matter, but will provide their services efficiently, to an agreed time and cost schedule.

After assessing your legal requirements we source the most experienced lawyers with verifiable track records in your type of case.

#ask your doctor

#Ask Your Doctor If This Ad Is Right for You

Does it seem like you hear the phrase "ask your doctor" every time you turn on the TV? There's a reason. Drug companies spend about $5 billion a year in the U.S. on ads imploring people to talk to their physicians if they think a pill they've read about or seen on TV might help them. Such ads are so pervasive one might assume viewers are heading to the doctor knowing which drugs they want. But new research based on recordings of conversations in physicians' offices suggests most patients aren't asking for drugs by name. Or they're only asking about scary side effects, which drugmakers have to include in ads, often in stomach-turning detail.

Market researcher Verilogue recorded 12,500 patient-doctor conversations in 2008 and found only 23 requests for specific drugs. And according to the new study, which Verilogue showed to BusinessWeek in advance of its Nov. 9 release, the most expensive ad campaigns did n ... Read more »

Paralegal programs are offered through a variety of learning institutions granting associate s and bachelors degrees, as well as paralegal certificates. #Ask the Lawyer: What does that legal term mean?

By Ron Sokol. The Daily Breeze

Posted: 11/12/13, 6:25 PM PST | Updated: on 11/12/2013

Q: My attorney says the other law firm is really churning the file. I want to understand what that means. It sounds bad, but can they get away with it?

R.B. Los Angeles

A: Churning means like making butter stirring and stirring and stirring the pot, continually running up the tab, costing more and more money. In the most cynical version, it is the lawyer padding his or her bills; often enough, however, it is a strategy adopted by the client with the attorney to try to wear down the other side by making things so costly that that party simply wants to give up or settle. Can it be stopped? Yes, among other steps your counsel might seek a protective order from the court, if what the other lawyer is doing is oppressive or burdensome. On the other hand, if you can keep up with the churner, and beat him ... Read more »

#answer a question

#How to Answer: “How Much Do You Want?”

By Martin Yate, CPC

Ask for too much and you might not get an offer; ask for too little and you could be kicking yourself for years. Under-negotiating your salary today has an impact on your lifetime earnings, because all future raises will be based on a lower starting point.

Fortunately, the correct answer can be found with a little research and a simple negotiation strategy .

Just as every job you interview for has an approved salary range, you should never go to a job interview without your own predetermined range. When you answer, “How much money do you want?” with a range rather than a single figure, you avoid nailing yourself down to a specific dollar figure that you might regret. At the same time, you dramatically increase the odds of the two salary ranges ... Read more »

#10 Introductory Questions Therapists Commonly Ask

4 min read

Therapy is about the fine art of asking directive questions. So what should you expect from your first appointment with a counselor, social worker or psychologist?

The answer is simple: You should expect easy, brain-expanding questions, questions and more questions. A “change map” (often called “treatment goals”) is then created to guide you in solving the problems that are currently plaguing you.

Here are 10 of the more typical questions a psychotherapist will ask to prime your mental pump for positive change during the counseling process. Following the question is an example of what it might sound like.

  1. What brings you here?  “It seems like you know yourself pretty well and have thought a bunch about what you ... Read more »
